Project Overview

Dehn provides innovative, unique and smart protection solutions, services and expertise in the fields of surge and lightning protection and safety equipment to buildings and the energy sector.  The growth in their business required them to double in size as they could no longer operate efficiently in their current premises.

They chose to lease an A-grade warehouse in Midrand which offers 2500sqm of warehouse and offices.  The decision was influenced by the location and current demand for A grade warehousing in the area.  The building offered cross-docking, modern design, ideal racking height, and lovely offices for staff that combines functionality, efficiency and employee comfort and support for their growth.

The lease signed was a 5-year term with an option to renew.  The transaction took approximately 6 months to conclude.

The deal included representatives from our team, Growthpoint’s leasing team, the MD of Dehn Africa as well as Growthpoint’s project management team driving the tenants’ upgrades.

Over a span of 6 months, the management team from Dehn Africa conducted site visits for evaluation purposes.  Through these visits, it became evident that there was a noticeable shortage of A-grade industrial warehousing facilities in the Midrand area.  This scarcity in the industrial market for top-quality warehousing solutions played a significant role in shaping the decisions made by the team.  Secondly, the team’s choice was also influenced by opportunity to collaborate with Growthpoint Properties, a reputable and well-established landlord in the industry.
